LED Lighting Experts

LED (light emitting diode) light fixtures produce light approximately 90% more efficiently than their incandescent ancestors. That is huge! They also last far longer. Rather than “burning out” once their life expectancy is up, LEDs tend to dim slowly over time. LED bulbs typically last between 15,000 and 50,000 hours. For comparison, the life expectancy of a halogen bulb is 1,000 to 4,000 hours, and a CFL (compact fluorescent lamp) approximately 6,000 hours. While LED bulbs are typically more expensive to purchase, they are cheaper in the long run, especially when considering labour/maintenance costs

Not all LEDs are equal. They are not currently regulated for energy efficiency or other features such as colour temperature. There may be a noticeable variation in their performance.

Compatibility issues are also common. Low voltage down lights require their transformer replaced or removed before replacing the halogen lamp with an LED one. This is a job for a licensed electrical contractor.

Electrical Safety Inspections

When a residential premises is sold in Western Australia, there are certain electrical requirements that must be met. These are enforced by the local government.

Smoke Alarms

Since 1 October 2009, hard-wired smoke alarms must be fitted in all existing residential premises prior to sale, and before a new tenancy agreement is signed. These requirements can be found in the Building Regulations 2012. The smoke alarms must:


  • not be more than 10 years old;
  • must be operational and in working order; and
  • be permanently connected to consumer mains power.

Safety Switches

The premises being sold or leased must have two RCDs in their switchboard protecting all lighting and power final sub-circuits. As of 1 January 2019, all final sub-circuits under 32A must be RCD protected in domestic premises. However, this will not apply to houses being sold or leased until legislation is updated, or an official statement is given by the Department of Mines, Industry Regulation and Safety.
